JMJ is a premier developer of single-family residential (SFR) projects throughout the nation. As the population grows and migration from other states continues to funnel into Texas and Florida, JMJ strategically supplies quality residential housing for pent up demand in such cities as Dallas, Fort Worth, and Houston, Texas, along with Winter Haven, Florida.  JMJ also continues to explore projects in other key states where demand outweighs supply.

As an overall business plan, JMJ intends to specialize in the construction and sale of affordable homes either to the first time or first time move-up single-family buyer.  The Company will continue to target the largest group of buyers with its product offering in markets that are projecting steady population and job growth over the next ten years.  JMJ’s primary focus is building a brand that stands for delivering high quality and high value single family homes and leveraging long term relationships with customers, vendors and developers. JMJ’s target market for home building SFR’s is the mid-range sector. The retail price point of these homes range from the mid-$200,000’s to $400,000. Individuals seeking homes priced in this range are the largest segment of the workforce.

Current target niches beyond the identified markets in the suburban communities surrounding the metro areas Texas and Florida will share similar attributes. These may include projects in multiple states where the quality housing market is underserved, and available parcels can be opportunistically developed to expand the JMJ brand. An additional five projects are planned to be developed over the next seven years.

PROJECTS

Bear Creek

The Company intends to build single family attached and detached homes ranging from 1,800 to 3,500 square feet on the finished lots in the Bear Creek Ranch master planned community, located in Parker County, Tx.  Lots sizes will be grouped and range from 30’ wide to 2 full acres, offering diverse homesite options, including townhomes. Among the community’s highlights are the large rolling hills offering expansive scenic views of the city skyline of Fort Worth, and the acclaimed Aledo school district. The property is located within a 20-mile radius of downtown Fort Worth.

Floor plans will include one- and two-story homes, designed by local architects who know what appeals most to buyers in this area.  The home designs will all emphasize aesthetics, with value engineering in mind so they can be constructed efficiently and cost effectively to offer an exceptional value.  Typical styles include multilevel floor plans with various elevations. Pricing is expected to range from $180,000 to $375,000 with an average sales price of approximately $295,000.

One model home will be constructed in each of the planned phases and professionally merchandised to showcase home designs, standard features, and options. Upgrades are expected to range from $5,000 to $25,000 per home.  Each model home will be staffed with an on-site sales agent, acting as the primary interface with the buyer.  In addition, the Company will work with real estate agents to market homes. Advertising will initially be done utilizing billboards, directional signs, direct mail, and social media. When a market has substantial penetration, the Company may add other forms of media.

The master planned subdivision will be developed in five Phases. Construction on Phase I will be phased in over the next 16 months and is scheduled to start in May 2019. The additional 1,517 acres will be master planned for future development and eventually include as many as 3,000 homes.

Orchard

The Company intends to build single family detached homes ranging from 1,800 to 3,500 square feet in the Orchard Village master planned community located within Fort Worth Texas City Limits and Everman School District. Finished lots will include 30’ and 50’ widths.  Among the main attractions for the development is its proximity to the new Everman Junior High School, and it is within one-half mile of Everman High School. The community is less than two miles east of major employment centers, with easy access to major interstates 35W and I-20. The community is less than 11 miles south of Downtown Fort Worth, Texas.

Floor plan offerings will include one- and two-story homes, specifically designed to appeal to buyers for this subdivision.   Typical styles include multilevel floor plans with various elevations. Pricing is expected to range from $225,000 to $375,000 with an average sales price of approximately $285,000.

The attraction of this development is that it adjoins the High School.  The community is less than 2 miles east of downtown Venus, with easy access to Hwy 67, and it is less than 35 minutes from both downtown Dallas and downtown Fort Worth Texas.

Floor plans offerings will be one- and two-story homes, designed to appeal to the buyers for this subdivision. Home styles will include multilevel floor plans with various elevations, including brick and stone. Pricing is expected to range from $225,000 to $375,000 with an average sales price of approximately $285,000.

The Company intends to build single family detached homes ranging from 1,900 to 3,500 square feet on all 134 lots contained within this subdivision in Venus, Tx.  Lots sizes will average 1 acre with several cul-de-sac lots ranging up to 2.6 acres.  Each home will have ample view corridor views given the diverse building sites.The attraction of this development is the family environment and its close proximity to public schools.  The community is less than 2 miles east of downtown Venus, with easy access to Hwy 67, and it is less than 35 minutes from both downtown Dallas and downtown Fort Worth Texas.
